小 新 新 講

升息了!房價還是不跌? 很多人期待升息後,房價可以跌下來,降低一些生活壓力,可惜目前看起來並不明顯,某些區域的漲勢還是不斷?今天我不想講甚麼原物料大漲,美國印太多錢之類的爛梗,原因我歸納出來可能有幾個: 1. 升息幅度還不足以撼動剛性需求? 其實房價漲並非現在低利狀況才漲,台灣已經低利很久了,但百花齊放卻是在最近兩年?過去利率在十幾趴時房價漲幅可不輸現在,為何現在才一趴多漲個一碼就崩盤?這未免也太奇怪了吧?早在民國七十幾年時(那時可能你還沒出生),房價漲勢全台皆是,利率可是現在幾十幾倍,可是照漲不誤,因為經濟起飛,建設需求強勁,目前利息才剛開始起漲,後續還須觀察! 2. 老屋比例太高? 據統計全台六都加上新竹超過三十年以上老房子比例超過一半,台北市更高達七成以上的老房子,試想有能力買房子的人如果都是像我這種中堅分子(30-40歲左右),買了一間市中心30年左右的老房子繳了十年以後房子已經40年,跟我的年紀相仿,有能力的人還會想買這些房子嗎?確實全台都有空屋,但老房子不是我的目標,所以即便有100萬棟空屋,但如果都是老屋的話,幾乎可以略過不看了,再多的空屋都沒有意義! 3. 產業區域轉移? 目前台積電掀起的旋風絕非空穴來風,試想一棟新大樓從購地整地到交屋入住需要多久?保守估計至少五年以上!一個中型社區大概幾戶?200-300戶大宗!也就是建設公司花了五年蓋房子卻只能滿足200個人的需求!結果台積電一個廠房興建,帶動的工作機會(包含上下游產業鏈)至少創造5000名,從全台灣各地磁吸這麼多高收入的人湧入此區,但建商要蓋多久才能完全滿足他們?也許你會說市區房子很多啊(以高雄楠梓為例),但是我們要用台積電員工的視角來看這件事,你如果是年薪200萬的高收入分子,會去市區買老舊房子嗎? 4.民眾要求越來越高? 或許很多人會拿之前房價才多少?現在賣這個價錢?但有沒有思考過一個問題,過去的華廈或公寓不僅格局工法都跟現代大樓完全不同,就連外觀也完全不同級距,我可以很明確跟大家講,現在隨便新房子的公設,大廳及外觀拿到過去來看,都可以當成豪宅了,哪一棟社區不是富麗堂皇?過去的華夏看起來蓋法在我看來跟消防局及古早味大學宿舍無異,以目前大家挑剔的眼光,你會喜歡嗎?你不會選,建商當然越蓋越花俏高級! 5.重劃區亂象? 很多人都會把房價高漲歸咎政府!但政府看著老舊市區規劃這麼爛能如何?打掉重練?還是.......以我在桃園市中心區的房子來看,旁邊的道路一天到晚挖掘,上個月才剛挖完,這個月又繼續挖,原因是新規劃的設施陸續鋪設(如光纖電纜/汙水下水道/電纜地下化...等),而重劃區理論上規劃都會以最新的都市計畫來設計,所以如果把我住市中心這幾年挖了又補,補了又挖的公膛花下去攤在每坪土地成本,相信會比重劃區貴很多,重劃區一開始就把全部該做的都做了,加上新區域需設置的機關用地/學校/市場/公園綠地/滯洪設施...等攤到每坪土地上,當然成本不能用古早味的規劃法來計算,也就是說以前其實不是便宜耶,是都沒規劃,後來慢慢加上去土地成本也是很可觀的!只是你沒精算而已... 接下來有人會說政府應該把土地便宜賣,建商價格就不會拉這麼高,但是如果便宜賣交給財團開發如美河市或市浮洲合宜住宅或是最近的篰子造鎮,當年是甚麼鳥不生蛋的地方?如今建商投入大筆資金建設後,政治人物為了聲量又跳出來說”賤賣國土"!三小~當年如果你市政府有能力你自己開發嘛!不要我花了十年建設的造鎮最後變成官商勾結?這樣誰要幫你建設?所以以目前大家要的環境跟街廓,這種重劃區造價本身就很高!就算他本來是農田! 6.老人化少子化? 這是最多人看壞台灣的部分,老實說我一開始也覺得是這樣!但後來仔細思考,確實有可能未來台灣人口會持續老化少子化,人口會減少,所以城市化的狀況也會越來越嚴重!大家想一下,如果你是政府,你會把資源投在哪裡?是人口密度不高的農村還是城市?答案可能會偏向城市多一點吧?假如未來城市的資源越來越多,醫療設施越來越多,教育資源越來越多,你要搬家要買房子會買資源多的地方還是資源少的?好吧,也許你會選資源少的,但大部分人可能會往資源豐沛的城市搬遷,想看看城市裡的房子一房難求的場景!以目前的狀況來看,某些縣市的人口持續減少,但如新北/桃園/新竹...等人口卻持續大幅增加!而且房子蓋下去就決定了它的地點,沒辦法南部太多空房像蔬菜一樣搬一些到北部來使用吧! 總結一句,房價牽扯的層面很多,並非我們用單一的利率或是總人口減少就可以代表一切,使用習慣的改變如大家庭式微小家庭當道,多點辦公機率增加造成各地購屋需求增加...等,應該更多元思考,並且實際現場訪查,否則只看資料很容易與現實有誤差!
